Job Title Global Finance Manager Job Description Summary The Finance Manager is a key Cushman & Wakefield client facing leader responsible to track and report on financial performance of a global portfolio of leased and owned properties. The finance manager reports to the Global Finance director to ensures financial processes operate under an effective control environment and transactions are recorded in compliance with Generally Accepted Accounting Principles (GAAP). The finance manager implements client initiatives and measures success through Key Performance Indicators and by analyzing service level agreements. The position will partner cross functionally with Account leadership to lead, coordinate, plan and analyze financial results against budgets, forecasts and Key Performance Indicators. The position will train, coach, and support the facility operations teams on a wide variety of business and financial issues to ensure successful financial performance. Job Description ESSENTIAL DUTIES AND RESPONSIBILITIES Drives quarterly forecasting and annual budgeting processes to support the operations team to develop annual budgets and quarterly forecasts. Provides and reviews monthly variance analysis to the operations team. Manages and oversees vendor invoice processing and payment process regionally Reviews monthly financial results and identify and propose actions to the Global Finance Director. Provides internal and external audit assistance and support. Ensures compliance with control procedures. Partners with client to identify, acquire, synthesize, mine and analyzing financial data. Partners with the Account Director, Facility and Site Managers to provide insights and actions to for financial plan variances regionally, sub-regionally and at the site level. Evaluates opportunities for improvement and identify barriers to overcome to achieve client's objectives. Proactively provides financial training and support to the Site Managers. Identifies and implement financial best practices Reviews the location/site plans and forecasts for alignment with business objectives, market opportunities and ability to execute. Analyze, summarize and simply financial reporting Supervises the day-to-day activities of the accountants and AP specialists Interface with Client personnel, FM team members and other platform support functions including Sourcing, HR and Corporate finance. BACKGROUND AND EXPERIENCE Bachelor's degree required in Accounting, Business Administration or a real estate-related degree. 10 Years of applicable experience with 5 years assigned to national or strategic real estate accounts preferred. Audit experience with a CPA firm preferred. Experience in an account-related finance position involving client senior management interaction. Understanding of applicable computer systems, such as Microsoft Office, Financial systems and function specific software Ability to read, analyze and interpret general business contracts. Ability to write reports, business correspondence and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, and customers. Ability to work with mathematical concepts, including statistical probability Ability to define problems, collect data, establish facts and draw valid conclusions. Ability to interpret, abstract and summarize financial results in a meaningful way. Knowledge of Integrated Facilities Management (IFM) Ability to lead and control financial results in a matrixed, multi-location field operation. Must have multi-site/account experience, ability to identify best practices within industry and a proven ability to apply across multi-site/account scope. Facility Management and IFM experience in Technology environments is preferred. Competencies Proficient in assessing customer needs Excellent negotiation and business acumen skills needed Skilled in communicating effectively with all levels of management on complex business issues Skilled in preparing professional written proposals Excellent understanding of product and technical information Excellent customer service skills Excellent oral, written and presentation skills Excellent ability to work as part of a team Ability to proactively identify client requirements and exploit opportunities to increase client profitability, both in terms of service depth and geography Financial planning and analysis experience and familiarity with financial concepts, budgeting, forecasting, proforma, outlooks, variance analysis and client reporting. Effective in managing conflict experience on these financial applications: Workday, Yardi and JD Edwards, E1, Manhattan financial systems preferred.
