Global Operations Director Job_Description_Summary The primary objective of the Global Operations Director s position is to ensure that our client maximizes the value of their assets and achieves the operational and financial goals and objectives by developing, implementing and executing an overall Strategic Plan for each property. This requires the operations director to have an in-depth understanding of the client's objectives as well as a broad knowledge of real estate, facility operations experience (across all disciplines) and with a strong financial analysis. To be successful, the operations director must develop and maintain a consultative approach, anticipating client needs, thinking strategically and be both proactive and reactive as the situation and circumstances dictate. This includes (but not limited to) ensuring that all client and Cushman & Wakefield policies, procedures and standards are being complied with in support of our overall goal of maintaining a neat, clean, safe, healthy, productive, sustainable and uninterrupted workplace at the lowest cost possible, and to communicate this effectively to our client. Included with this is the focus on strategic and innovative programs to proactively impact operations and long term objectives. Included with this is the focus on strategic and innovative programs to proactively impact operations and long term objectives. Responsibilities * Manage the client's global property portfolio in the most cost-effective manner and in a manner, consistent with the management contract and Strategic Asset Plan for each property * Develop and maintain technical proficiency, industry knowledge and communication skills to provide timely information on all property- specific issues as well as keeping the client informed of important developments and trends in the facilities management industry and any relevant pending legislation * Promote and adhere to all established Facilities Services' policies and procedures relative to standard assignment deliverables, business conduct and integrity while ensuring on-going quality management of all Cushman & Wakefield's products and services * Participates in budget preparation and development, capital planning, and production of monthly financial reports to ensure accuracy and completeness, and that all client reporting conforms to established Facilities Services reporting standards o Oversee preparation of operations team s monthly reports, quarterly reforecasts to ensure that all site-specific documentation and reports are completed accurately and on time o Assume responsibility for the hiring, training, development, supervision, and motivation for the key positions reporting to you, and provide oversight for the filling and development of other on- site staff to ensure that they understand Services standard operating policies and procedures and their role in achieving the Strategic Asset Plan by operating the property to meet or exceed our client's objectives * Oversee property operations by monitoring compliance with established Facilities Services standard operating policies and procedures * Ensure regulatory compliance and effective management of risk and liability for both Cushman & Wakefield and client o Ensure compliance with all Service Level Agreements (SLAs) and Key Performance Indicators (KPI s). o Review work order system and PM program, including the CMMS (computerized maintenance management system) and IBIS (intelligent building interface system). Oversee workflow and help establish priorities o Actively search for areas for improvement and make recommendations and implement where appropriate o Establish and maintain positive relations with clients and client representatives, ensuring that all services and needs are being met satisfactorily within the parameters established. Conduct periodic visits, inspections, and surveys to determine client satisfaction o Support and provide the leadership necessary to achieve Cushman & Wakefield s Global Occupier Services Vision, Mission and Values in the day-to-day conduct of business. * Establish and be consistent in the application of expectations of appropriate professional behavior to ensure that the values of the firm are exhibited by the actions of the staff o Always respond to customers, vendors, and fellow employees in a professional and courteous manner in carrying out your assigned duties. Remember that everyone is our customer o Join and actively participate in one or two professional organizations directly related to your area of expertise; attend classes and workshops related to your position to improve your knowledge and skill level. Achieving professional designations is encouraged Requirements * Bachelors degree; Masters degree with MCR/CFM/LEED AP designation preferred * Broad commercial real estate and financial background with 10+ years of relevant experience as portfolio/facilities manager with experience in leasing, construction, engineering and all facets of facilities operation and management * Experience in managing multi-national property portfolio, and team * Possess a strong understanding (for facilities programming) of industry standards, building systems, base building construction, corporate management, office technology, and environmental factors required * Possess a general understanding of an outsourcing model * Exceptional client relations, client management, and consultation skills required * Proven leadership ability, administrative ability, technical background and project responsibility experience required * Excellent technical, interpersonal, and analytical skills * Excellent written and oral communications skills * Strong computer and systems knowledge Physical_Requirements * Involves work of a general office nature; typically includes extended periods of sitting and/or operation of a computer for up to 8 hours a day * Required to travel from floor to floor and may be required to travel outside between buildings in varying outdoor weather conditions. * May involve periods of standing, such as operating at a copier/fax/ scanner * Regularly required to talk, hear, and use hands and fingers to write and type * Ability to speak clearly so others can understand you * Ability to read and understand information and ideas presented orally and in writing * Ability to communicate information and ideas in writing and orally so others will understand * Regularly required to utilize vision abilities, allowing reading of printed material, graphics, and computer displays Cushman & Wakefield provides equal employment opportunity.
